One important feature for me is that operators do this at scale and there are things like property management fees that are way lower than what I would pay to a third party if I were to buy a condo and rent it out. Of course, you can be the property manager yourself, but that's also why I like these deals, because I don't have to worry about it -- as you said, no unclogging toilets for me. :-)<br /><br />This and much more is subject of the next post, coming up soon. In terms of returns over a short period of time (less than 20 years) these online investing platforms perform nearly as well as just buying Real Estate directly yourself. That is good to know.<br /><br />To some RE is an asset you hold forever. Assuming you buy with a 30 year mortgage the first 30 years is a fair return. After 30 years returns can be rather outsized. These online deals don't provide that bump in return after 30 years. However they are super easy to get involved with and you don't need to be worried about unclogging your tenant's toilet (landlord stuff). <br /><br />I am very interested in your future posts. As "investment management" seems to be a factor here. If I buy one or two investment properties in smart locations I can assume I will do pretty good over time (assuming I don't screw it up). It is all on me to succeed. Here you have the operators doing your bidding. All sorts of things could happen causing an investment to go bad.
